We will also check your property after every stay (Not every 6 months like a property manager). The guest needs good reviews too! We have a strict No Party, No Smoking, No Pets policy which must be complied with. With a normal tenant this is harder to enforce, with us we will.

Lower Wear and Tear If Your Property is Furnished
A normal tenant will use your washing machine, dishwasher, microwave, dryer, TV, kettle etc. almost daily with a lot of wear and tear. A typical short term guest rarely uses these amenities, meaning they will last a lot longer. A great added plus for getting much more out of your furnished property.

How does Experience BnB Private Rental model work?
Essentially, we rent a property and in turn list it on Air BnB or other platforms for bookings. We manage a successful short term portfolio through properties we either own, rent or co-host. When renting, the property is managed just like a normal rental, with guaranteed weekly rental paid, regular inspections & a tenancy agreement signed by both parties.

How can Experience BnB rent a property and then list it on Air Bnb.? Is that allowed?
If the owner and strata/body corporate (if applicable) has agreed, the property can be listed on Air BnB for bookings. The agreement is noted in the special terms of the tenancy agreement, which has been professionally drawn up.
What happens if a guest damages my property?
The Airbnb Host Guarantee protects hosts up to $1,000,000. Please note Airbnb explains on its website that “certain types of property, such as jewellery, collectables and artwork have more limited protections. Hosts may want to secure or remove such valuables when renting their place, and may want to consider independent insurance to cover such items. We do recommend you have homeowners or landlord insurance regardless of the coverage that Airbnb offers.
What about insurance?
You will need to speak with your insurance company to note to includes short term rental bookings in your landlord insurance and tell them we also have insurance.
What type of properties do you manage?
In the rental model it is mainly executive type apartments, houses or granny flats that fit our model. Most of our properties are located in tourist areas around Australia, popular wedding locations, corporate hubs and anything close to the CBD. The property needs to be able to provide a 5 star experience for our guests witha quality property, furniture, decore, amenities and experiences available. In our co-host model we can also manage spare rooms and even house boats and caravans.
